4月汕头二手房成交量再涨超3成 均价连续两月下跌

[摘要] 相比2014年(2014.4.1-2014.4.30),2015年4月多层住宅成交量同比约上涨33.9%,成交均价约上涨1.0%。

房天下数据监控中心统计结果显示,2015年4月1日至4月30日,汕头市二手房(金平区、龙湖区、濠江区)4月份共网签817套多层住宅,成交面积94567.51㎡,均价为3446元/平,总价为32584.74万元;共网签1套高层住宅,成交面积181.05㎡,均价为1022元/平,总价为18.5万元;共网签1套商业,成交面积24.65㎡,均价为4868元/平,总价为12万元;共网签3套别墅,成交面积615.36㎡,均价为1463元/平,总价为90万元;所有交易金额共计32705.24万元。

相比上一月(2015.3.1-2015.3.31)这个月多层住宅成交数量环比上涨36.4%,成交均价环比下跌约2.4%。2015年4月份汕头楼市二手房量涨价跌,成交量自二月份上涨了接近5成之后,本月继续攀升超3成,新政后首月汕头楼市热度进一步上升,这也与我们的预测相符。4月20日,下调各类存款类金融机构存款准备金率1个百分点。此后,坊间更有消息称,五一节后央行将再次大幅降息,系列救市政策效应显现。
